Layer -01
CS, SA, RS & BS Khatian Records
All four porcha records must be consistent and cross-verified directly at the District Land Registry Office.
Layer -02
Mouza Map Verification
Plot boundaries are strictly confirmed against the official Mouza sheet and DAG number in the Union Parishad or City Corporation records.
Layer -03
Encumbrance Clearances
We obtain a clear certificate from the Sub-Registry Office to guarantee there is no existing mortgage, lien, or charge on the property.
Layer -04
Mutation (Namjari)
We verify that current ownership is actively mutated in the land revenue records, as unmutated land cannot proceed to RAJUK approval.
Layer -05
Land Classification
We confirm the property is not illegally classified as khas land, char land, vested property, or a protected waterbody requiring explicit DOE clearance.
